About The Role:
The Senior Facilities Maintenance Technician is responsible for maintaining the reliability, compliance, and perfoemcne of facility and utility infrastructure. This role oversees the critical building systems, ensuring preventive and predictive maintenance programs are effectively executed while maintaining GMP and regulatory compliance. The position supports the development and management of robust maintenance strategies, service contracts, and vendor relationships to maximize equipment reliability, minimize downtime, and support safe, efficient facility operations.
Responsibilities:
- Assess facility and utility infrastructure for compliance, maintenance needs, and continuous improvements.
- Support and maintain GMP-Compliant maintenance plans and schedules for utility and facility infrastructure, supporting updates to SOPs, PMs, and maintenance procedures.
- Perform site walk downs and documents overall utility and facility conditions.
- Conduct planned and corrective maintenance on building infrastructure while ensuring compliance with Quality and EHSS requirements.
- Manage contractor services for externally performed preventative and corrective maintenance activities, including scheduling, on-site supervision, and training that ensures compliance with internal documentation requirements.
- Collaborate with cross-functional teams to coordinate facility and utility repairs, minimize downtime, and support equipment hand-over, startup, and performance verification following maintenance.
- Develop and update Job Safety Analyses (JSAs), Work Instructions (WIs), and Work Plan Templates (WPTs) for maintenance procedures.
- Review externally performed maintenance and ensures maintenance documentation is accurately recorded in the Maintenance CMMS system (Blue Mountain Regulatory Asset Manager (BMRAM), while adhering to Good Documentation Practices.
- Support the spare parts program by identifying and maintaining critical spare parts for utility and facility infrastructure.
- Perform gas cylinder change-outs for GMP manufacturing, laboratory, and development areas.
- Monitor and support Building Automation Systems (BAS) and Building Monitoring Systems (BMS), including after-hours troubleshooting and on-call support as needed.
Perform general site facility maintenance and inspections:
- Perform general facility maintenance and inspections, including floor and wall repairs, painting, fire extinguisher checks, condensate drain verification, furniture moves, and general building hardware maintenance.
- Oversee roof maintenance, including cleaning drains and coordinating repairs with roofing contractors.
- Support facility grounds and exterior maintenance activities, including landscaping, parking lot repairs, snow and ice removal, trash pickup, debris removal, line painting, concrete repairs, exterior lighting maintenance, and coordinate with landscape contractors.
- Support facility security and life-safety systems, including fire alarm inspections, badge reader operations, and coordination with third-party service providers.
- Provide after-hours troubleshooting and on-call support for building management and monitoring systems.
Qualifications:
- 8+ years of experience in facility and utility infrastructure maintenance within an industrial or regulated environment.
- Strong knowledge of building systems, mechanical infrastructure, and utility equipment.
- Ability to troubleshoot and resolve complex mechanical issues while ensuring minimal operational impact.
- Experience with CMMS related systems (e.g. BMRAM) for documentation and maintenance tracking.
- Must be a detail-oriented self-starter with strong communication skills and the ability to perform complex tasks and collaborate across functions with minimal supervision.
- Ability to provide after-hours troubleshooting and on-call support for building management and monitoring systems as needed.
Preferred Skills:
- Working knowledge of GMP documentation and data integrity standards.
- Experience in documentation management within a structured Quality System (ISO, FDA)
- HVAC systems operation and troubleshooting (AHUs, RTUs, Chillers, Boilers).
- Understanding of mechanical systems (pumps, compressors, valves).
- Relevant industry certifications, Associate’s or Bachelor’s degree in a related technical field.

Work Environment and Physical Demands
The work environment for this position includes manufacturing, utility, and maintenance areas within a regulated facility, as well as occasional outdoor work. Employees may be exposed to mechanical equipment, moving machinery, varying temperatures, and moderate noise levels. Work may be performed in confined spaces, elevated locations, or areas requiring strict adherence to safety and cleanliness standards. This role requires the physical capability to perform routine maintenance tasks, including standing, walking, bending, stooping, reaching, and working in tight or awkward spaces for extended periods. The position may require lifting, pushing, or pulling materials and equipment weighing up to 50 pounds.
Additional physical and environmental requirements include:
- Ability to gown and work in Classified Areas of the facility, including ISO 7 and ISO 8 environments, following sterile gowning procedures
- Ability to safely climb ladders and move safely over uneven terrain and navigate confined or restricted spaces
- Ability to properly wear and use required personal protective equipment (PPE), including safety footwear, eye protection, gloves, and other protective gear as necessary.
